I just paid my annual subscription (CO for Nikon), do I have to pay for CO 22 again?
5 days ago my annual subscription expired and I renewed it again. Today I see the promotion of 20% discount for Capture One 22. Does this mean that I have to pay again? or what should I do if I want version 22?

A discount for the subscription cost? Or is it just for the Perpetual license users?
If you have a subscription all updates are included, according to all of the FAQ article pages in the Support system, for so long as you continue with the payments.
So if you are paid up for the next 12 months just download and install V22 when it becomes available and you are happy that there are no apparent problems with the release that would cause you operational problems. It is wise to test the new release first if possible in order to make sure that there do not appear to be any early release anomalies that might result in problems for you or conflicts with features, functions or other applications on your system. This is true for all software applications, not just C1.

I have the annual license and renew for another year for 109€). I have read everywhere that the updates are included in the annual subscriptions. then what should I do? enroll in the "Pre-registration"? or just wait for it to be available and download it?

Just wait until V22 is released and then decide when you want to install it.
