Read Write permissions and Ghosting of images

Hi All,

I have Capture One 22 Pro installed on my iMac.  I've been using it now for sometime and really love it.  However, today when I tried to open an old session I got a message stating "The session document is read-only. Opening a session requires write access to the session document."

I've checked all my folders and have Read/Write permission.  I've looked at my sessions and noticed that all the folders and images are ghosted for some reason.  

I'm completely frustrated and hoping someone here can point me in the right direction.
